The Academy Apartments is located adjacent the UBCO property in the North end of Kelowna. The client was after a mixed-use solution of 3 storeys of residential over ground floor retail. Given the assumed predominantly student rental market the design was fashioned after existing student housing on the UBCO site. Units are very efficient, i.e. small bedrooms, for a high degree of flexibility allowing numerous living scenarios of tenants and anticipated ‘stay over’ visitors and guests.
The ‘bullet proof’ design will ease the strain on maintenance costs as rental units will be expected to get well used. Zoning dictates commercial, retail and office in this case, for the ground floor. A slight departure in design was exercised with each end of phase I supporting a more urban expression and book ending a conventional apartment block. Undercover parking for all tenants is contained on the ground floor behind generous retail spaces.
