Beeline Web is a rapidly expanded-growing Internet-search company founded by Ched and Lauren Gaglardi and headquartered in Lake Country, B.C. For their new 6,000 square foot office building on Highway 97 in Lake County, the client wanted a state of the art “Green Building” to reinforce core business values and to attract high quality employees. This is registered with the Canadian Green Building council and was designed targeting a LEED Gold equivalency. LEED was not formally pursued due to cost considerations.

The design incorporates a carbon-neutral, all-wood structure utilizing locally sourced glulam beams, solid timber roof deck, high fly-ash concrete and an exterior cladding that includes local stone veneer and an aluminum curtain wall glazing. A vertical geothermal field feeds a distributed heat pump system and provides both heating and cooling. The building design incorporates personal fitness room and shower areas, rainwater collection irrigates an organic garden as well as reflective roof membrane, solar sun-shading over a south-facing glazed wall of low-E glazing and operable windows. A Construction Management contract is being utilized to allow construction to start immediately as well as improvements and adjustments to the design throughout the construction period.
